Holloway Lodging Corp. of Canada has purchased a two-building office campus totaling 234,746 square feet in the North Houston District. David L. Carter of Colliers International represented the seller, Los Angeles-based BH Properties. The campus consists of the Belchase Building, an 87,611-square-foot building at 263 North Sam Houston Parkway E., and 16666 Northchase Drive, a 147,135-square-foot building with a 4-level garage.
Venterra Realty has obtained loans to refinance the Shadowbrooke and Silverbrooke apartments totaling 552 units in Stafford. about 18 miles southwest of downtown. Cortney Cole and John Williamson of HFF arranged two 10-year, fixed-rate loans with interest-only payments throughout the term. Completed in 2003, Shadowbrooke, at 1025 Dulles Ave., has 240 units and is 92 percent occupied. Completed in 2007, Silverbrooke, at 1020 Brand Lane, has 312 units and is 93 percent occupied. The properties share amenities such as a jogging trail, sand volleyball court, playground and putting green. Each has its own resort-style swimming pool, hot tubs, clubhouses and fitness centers. Headquartered in Toronto and Houston, Venterra manages a portfolio of 16,000 multifamily units.
David Weekley Homes has purchased two parcels totaling 6.1 acres in the Heights for a new gated community. The properties, including a former mobile home park on 4.8 acres at 2100 Airline Drive and a 1.3-acre parcel at 1602 Northwood St., were purchased from the Robert Wayne Estate, which was represented by Chris Dray of NewQuest Properties. Prior to the sale, nearly 35 mobile homes on the Airline tract had to be cleared and the Nadine Street site had to be legally abandoned, according to NewQuest.
Two houses at the entry to the trailer park will be demolished to make way for a gated urban community with 78 units. The Northwood lot will house a future phase. Details on the pricing and timing of the development have not been finalized, according to Weekley.
